Luxury villa surrounded by over 10000 sqm garden, located in Tremezzina, walking distance to the town of Lenno where guests can find all kind of services! either by car or by boat. The enchanting perfectly maintained garden offers to its guest several angles of unique views of the lake and the surrounding mountains. Owner took particular attention to details in order to offer his guest the most relaxing and exclusive holiday, a beautiful covered area equipped with garden furniture, table Charis where to enjoy al fresco meals. Amazing indoor heated pool of 18x5 mt. open all year round, equipped with sundeck, and as well a private tennis, volleyball and soccer court. Guest will also have a very spacious parking area.

The villa, which was built on 1901 was completely restored in 2005, whilst the furnishing and restyling was made in 2019. Developing in four floors, with internal elevator, it is about 1000 sqm of elegance with 9 double bedrooms, two of them can become twins fully air conditioned, each with its flat screen tv and high-speed internet wifi
At the ground floor there is a fully equipped kitchen connected with the outside area equipped for outside breakfast and dinner; a large corridor connect to the pool which as well has direct access to the garden; two dining room, GYM with changing room next to the gym with shower, hair dryer and towels.

At the first floor a spacious elegant living room equipped with sofas, satellite TV, stereo, the living room give the access to the wonderful terrace equipped with garden furniture such as sofas, chairs and tables. A second living reading area with library, Hi-fi, and a studio.

Second floor features 1 suite with double room (Convertible into two twins), private terrace with lake view, private bathroom with shower; two double bedrooms which shares one large bathroom with two showers, one double bedroom with private bathroom with shower with garden view.

Third floor there is a master suite with king size bed, with amazing lake view over the Gulf of Venere and Balbianello area, a walk in wardrobe and dressing room, a bathroom with white marble of Carrara with a large shower 2x2 mt; one double bedroom with lake view, walk in closet, and private bathroom as well with large shower 2x2 mt.

Top floor (mansard) there is a sitting room with a roof terrace, a twin bedroom, one double bedroom, the rooms share a bathroom and one bedrooms with private bathroom with shower and studio.

Guardian House
For Staff only with room for the guests’ staff.
Situated at the property entrance, with 2 apartments of which one is dedicated to the resident staff (3 bedrooms, for a total of 6 people, a fully equipped kitchen, 1 large living room, laundry)

The villa can be also rented for a smaller group to 8 people or 12 people with dedicated prices, please inquire for quotations

Rental Roles:
A 50% of non-refundable deposit is required upon confirmation, while the final balance is due no later than 60 days prior to arrival date.
Check-In time is from 5:00 PM; Checkout is by 10 AM.

A cash refundable deposit of 5000.00 € will be required by wire transfer 7 days before arrival or by credit card at the time of check in, it will be returned at the time of departure less any charges in case of damages.
If the house rules will be ignored, some penalties will be applied according to the specific cases.

IN-VILLA STAFF SERVICE TIMES
In-Villa staff’s services are available 7/7 at the following times:
Breakfast: 7.30 -10 am
Lunch: 1 - 2.30 pm
Dinner: 8 - 9.30 pm
Snacks and aperitifs are available upon request and can be arranged directly with the Chef or the House Manager.
House Keeping: 7.30 am – 12 pm, 6 – 10 pm
Operation Manager: 7.30 am – 1 pm, 6 – 10 pm + Night Guardian service
The Staff can be available extra time at the following cost:
Day hours: € 250/hour for the Chef, € 100/hour for each of the other Staff members
Night hours, 10 pm – 7.30 am: to be defined for the Chef according to the requested service, € 150/hour for each of the other Staff members.
Personal Laundry is available at the following cost:
Hand-Washing: € 10 / item + staff’s extra-time cost
Machine–Washing + Dryer: € 25 / machine (max 3 Kg)
Ironing: € 2 / item + staff’s extra-time cost
