Villa Balbiano

Villa Il Balbiano is a gorgeous and historic palace located in the town of Ossuccio, on the western shore of Lake Como, about 20km north of the town of Como and it is perfect family holidays or weddings in this fantastic corner of Italy.

Lake Como is 146km2 (91 square miles) and is the third largest Italian lake, completely surrounded by mountains, the area enjoys of a very favorable climate thanks to which here it is possible to admire a vast variety of vegetation, Mediterranean, tropical and sub-tropical.

The villa dates back to the 16th century, initially it belonged to exponents of the high clergy to become in the late 18th century the venue of a gallant and frivolous society where festivals, banquets, dances and concerts took place.

This amazing property can accommodate up to 28 people in total, divided into the main palace (with 6 luxury suites), the left wing (4 bedrooms) and the adjacent villino (4 bedrooms).

The main palace is 6.460 m2 and it develops on 3 floors recently renovated.

On the ground floor we find a fabulous lobby decorated with original frescoes, surrounded by a dining room, a library, a winter garden and three salons.

All these rooms feature marble floors and original frescoes on the walls and ceilings, nearby there are the service rooms: the kitchen and a covered terrace with working fireplace for outdoor dining.

On the first floor there are the studio, the master suite and the guest suite

Through a marble staircase you reach the other accommodations, comprising four luxurious bedrooms, all with en suite marble bathrooms and elegantly furnished with valuable antiques.

In detail the suites are composed as follows:

• Suite 1: Double bedroom, en suite marble bathroom with shower and bathtub, TV
• Suite 2: Double bedroom, en suite marble bathroom with shower, safe, TV
• Suite 3: Double bedroom, en suite marble bathroom with shower and bathtub, TV
• Suite 4: Double bedroom, en suite marble bathroom with shower and bathtub, TV
• Suite 5: Double bedroom, en suite marble bathroom with shower, lounge area, TV
• Suite 6: Master double bedroom, en suite bathroom with shower and bathtub, terrace

The left wing of the main palace has been completely renovated and it consists of 4 bedrooms and 2 bathrooms, for a total of 8 sleeps.
The 4 bedrooms have all TV and they share 2 bathrooms (1 bathroom every 2 bedrooms).

Finally, there is the “villino” a lovely independent house located in the back of the garden. It is composed by 4 bedrooms, 4 bathrooms for a total of 8 sleeps.
All the bedrooms have double beds and en suite bathroom, two bathrooms with tub and shower, other two bathrooms with shower only.

Finally, it is also possible to rent a boat that can be moored in the private dock to fully enjoy the charm of the lake.

Rental rules
A 50% deposit is required upon confirmation; the final balance is due within 75 days prior to arrival.
Minimum stay 1 week in high season; 3 nights in the other periods.
Check-in: 3pm to 7pm; Checkout: 12:00
The security deposit is €35,000 to be paid not less than one week prior to arrival, the deposit will be returned to the Tenant as follows:
€20,000.00: 6 working days from termination of the lease.
€15,000.00: 30 working days from termination of the lease.

Included in the price: Final cleaning, restaurant reservation, concierge service, other staff service.

The price does not include the cost for food and drinks. Food and drinks will be purchased on behalf of the client using the food and drinks deposit that the client shall set up prior to his arrival in the villa.
